We begin with an in-home consultation. This meeting allows us to discuss your vision, address any concerns, and establish a mutual understanding for a successful luxury home project.

Pre-Construction Agreement

Following our initial meeting, we finalize a pre-construction agreement. This document outlines expectations, timelines, and responsibilities, ensuring a well-organized construction process.

Conceptualization

Next, we spend time at your property to fully grasp your vision. This phase allows us to conceptualize personalized design solutions and facilitate informed decision-making for your renovation or custom build.

Organization & Planning

Our project manager and coordinator begin organizing and planning your project, preparing a Class D Budget. This stage ensures smooth execution and effective resource allocation for your renovation or new home build.

Building a Team of Professionals

We assemble a team of experienced professionals tailored to your project’s needs, which may include engineers, architects, interior designers, and more. This collaboration guarantees expert guidance throughout the building process.

Project Estimation & Budgeting

With detailed information, we create a project estimate and budget, setting realistic expectations and ensuring cost control throughout the process.

Sustainable & Energy-Efficient Options

At MDM Harp, we prioritize environmentally conscious construction. Our team presents cost-effective, sustainable, and energy-efficient solutions to enhance your home.

Material Selection & Sourcing

We assist you in selecting high-quality materials that align with your aesthetic preferences. Our project coordinator prepares a Class B Budget based on architectural and interior designs, allowing us to solicit detailed quotes from multiple trades.

Subcontractor Selection

After obtaining building permits, we select primary trades such as electrical, plumbing, and heating. At this stage, we develop a Class A Budget that covers all anticipated costs, including materials, labor, and permits.

Quality Assurance Inspections

We collaborate with energy consultants and organizations like Built Green Canada to conduct quality inspections throughout the construction process. These independent evaluations ensure compliance with industry standards and enhance overall craftsmanship.

Project Scheduling & Status Reports

Our team provides regular project scheduling and status updates, keeping you informed and ensuring smooth progress on your project.

End of Project Walkthrough & Quality Guarantee

Upon completion, we conduct a final walk-through with you to address any concerns and confirm your satisfaction with the work done. 

For your peace of mind, your home comes with a 2-5-10 home warranty, which covers 2 years on labour and materials, 5 years on the building envelope, including water penetration, and 10 years on structure.
